DOMESTIC ENERGY PERFORMANCE CERTIFICATES (EPC’S)
An EPC is short for Energy Performance Certificate. This gives an interpretation of a building’s existing and potential energy efficiency. If you are selling a house or letting it out then with certain exceptions you will need to have a valid EPC.
To obtain an EPC a fully accredited Domestic Energy Assessor will firstly need to survey the property to take dimensions and record various details of the construction, insulation and heating system which are used to assess the efficiency of the property.
An EPC is then produced using RdSAP for existing buildings. An alternative more detailed method (SAP) must be used for new buildings, some conversions and extensions.
The results are displayed graphically with ratings from A-G (A being the most efficient, G the worst) and a report issued alongside this with suggested ways to improve the building's efficiency.
EPC's are lodged on a government register and can be retrieved by address or using the 24 digit pin.
